What do you do between tenants?

Small turnover repairs: drywall patches, door and lock adjustments, fixture swaps, caulking, faucet and toilet fixes at existing connections, window screens, gutter cleaning and pressure washing. I don't take jobs that need a permit or a licensed trade.

Can you send photos or an invoice for each visit?

Yes. I can send before-and-after photos and an itemized invoice on request, which is handy for owners and security deposit accounting.

Are you licensed and insured?

I'm insured but I'm not a licensed contractor. California limits unlicensed handyman work to jobs under $1,000 in labor and materials with no permit required, so for a larger scope I'll point you to a licensed contractor in the right trade.
