Popcorn Ceiling Removal: What to Know Before You Start

Why popcorn ceilings in older Bay Area homes should be tested for asbestos before scraping, and what a handyman can and can't do about them.

Popcorn ceilings are searched for constantly, and the most important advice is the least glamorous: test before you scrape.

Why Testing Comes First

Textured ceilings applied before the 1980s sometimes contained asbestos. When the texture is scraped, sanded or disturbed, fibers can become airborne. Asbestos exposure is a serious health risk. Many homes in Martinez, Pleasant Hill, Concord and the surrounding East Bay were built in the decades when asbestos-containing products were common.

A sample sent to an accredited lab tells you whether it’s present. The test costs far less than the problems that come from guessing wrong.

If the Test Is Negative

Removal is messy but doable:

  • Move or cover furniture and floors completely
  • Wet the texture so it scrapes rather than turns to dust
  • Scrape carefully without gouging the drywall
  • Fix gouges and skim the ceiling smooth
  • Prime and paint

It’s a big job, and a ceiling in an average room is typically more work than people expect.

If the Test Is Positive

Don’t scrape or sand it. Options are leaving it alone, painting over it, covering it with new drywall, or hiring a licensed asbestos abatement company. Those are not handyman jobs.

What a Handyman Can Do

  • Patch holes and cracks in ceilings that aren’t being disturbed for asbestos reasons
  • Repair small areas of texture after the ceiling has tested clear
  • Match texture on smooth or knockdown ceilings
  • Prime and paint after repair

I don’t remove or disturb texture that hasn’t tested clear, and I don’t do asbestos abatement.

Cost Context

Ceiling repair costs sit in the same ranges as wall repair. See the drywall repair cost guide for hole and patch prices. Whole-ceiling skimming and texture removal across a house often go past California’s $1,000 limit for unlicensed work, and a licensed drywall contractor is the right call.

Smaller Alternatives

If the issue is dated look rather than damage, painting the ceiling a clean white can freshen it, and it avoids disturbing the texture. See painting and touch-ups.
