Pressure Washing Cost in Martinez & Contra Costa County

What pressure washing a driveway, patio, deck or fence costs in Martinez, Concord, Walnut Creek and the East Bay, and what changes the price.

Pressure washing is one of the fastest ways to make a house look cared for, and one of the jobs with the widest price spread online. Square-foot rates, flat rates and “starting at” prices all get quoted for the same driveway. This is what I see around Martinez and the East Bay for handyman-scale jobs.

These are general ranges, not a quote.

Typical Prices

  • 2-car concrete driveway: about $150–$250
  • Patio and walkways: about $100–$200
  • Deck wash (wood or composite): about $100–$300, depending on size and condition

Those figures match the ranges in the Contra Costa County handyman cost guide. Fences, steps, garage floors and larger properties are quoted by the job after I see photos.

What Changes the Price

Size and surface. Smooth concrete cleans quickly. Textured or stamped concrete, brick and old wood take longer and need more care.

How dirty it is. A yearly wash is fast. Surfaces with heavy algae, moss, oil stains or years of buildup take extra passes. Oil stains in particular may lighten but not fully disappear.

Access to water and drainage. I need an outdoor spigot. Steep driveways, tight side yards and slopes take more setup.

Material sensitivity. Wood decks, painted siding and older fences can be damaged by too much pressure. I use lower pressure and the right tip on soft surfaces, which is slower than blasting concrete.

Prep for staining or sealing. If you’re washing a deck or fence before staining, the surface needs to dry fully before the next step, so scheduling matters.

Wash Water and Local Rules

In Contra Costa County, wash water carrying soap, oil or sediment isn’t supposed to run into storm drains, which empty into local creeks and the bay. How the job is set up matters, especially on driveways that slope toward the street. Ask whoever you hire how they handle runoff.

When to Book

Spring and early fall are the popular windows. Late fall, after the leaves have dropped, is a good time to clear slick algae from walkways before the wet season. Washing before the rains also makes a gutter cleaning visit more worthwhile, since both jobs are outdoors. If you want both done, see gutter cleaning prices here.

What’s Handyman Work and What Isn’t

Pressure washing doesn’t require a contractor’s license. Painting or staining that follows it can, depending on the size of the project. California’s $1,000 limit for unlicensed work applies to the whole project, so large jobs that combine washing with major repairs may need a licensed contractor.
